Tips for Selling a Home or Condo in Destin

1. Price against the right competition

Compare recent sales and competing listings with similar locations, condition, size and features. Gulf views, beach access, rental rules and association costs can change how properties compete. An asking price shows what a seller wants; a closed sale shows what a buyer actually paid.

2. Prepare before the photos

Declutter, clean thoroughly and address visible maintenance. Review larger repairs before spending money on renovations. The goal is to help buyers see the property’s value and understand its condition.

3. Estimate what you will receive at closing

Your sale price and your net proceeds are different numbers. Review mortgage payoffs, negotiated commissions, closing expenses, tax prorations, association charges and possible buyer credits. Ask for an estimated seller net sheet when evaluating offers. Read my guide to the cost of selling a home in Destin.

4. Gather important records early

Organize information about the roof, major systems, improvements and permits. For a condo, gather current association dues, budgets, assessments and applicable inspection and reserve documents. Having information ready helps buyers evaluate the property.

5. Compare the entire offer

Consider financing, contingencies, requested concessions and the closing schedule alongside the price. A higher offer with substantial credits or uncertain financing may produce a different result than its headline number suggests.

Tips for Buying a Home or Condo in Destin

1. Budget for the full cost of ownership

Include financing, insurance, property taxes, association dues, maintenance and utilities. Florida property taxes can change after a purchase, so ask for an estimate based on your situation instead of relying on the seller’s current bill.

2. Check insurance early

Ask a licensed insurance agent for property-specific quotes before your contractual deadlines. Discuss the roof, wind and hurricane deductibles, flood coverage and how you plan to use the property. Flood coverage is generally separate from standard homeowners coverage.

3. Look beyond a condo’s monthly dues

Review the association’s budget, reserves, assessments, insurance and applicable milestone inspection reports and structural integrity reserve studies. Confirm rental and use restrictions. If financing, have your lender review the condominium project early. Watch my guide to buying a condo in Destin.

4. Confirm that the property fits your plans

Compare beach access, parking, location, maintenance responsibilities and community rules. If rental income is part of your plan, verify applicable local and association requirements and review realistic income and expense estimates.

5. Plan inspections and deadlines

Arrange appropriate inspections and track financing, document review and closing dates. Buying from another state? Plan virtual walkthroughs, inspections and closing logistics early so you can make decisions with useful information. Learn how to buy a Destin home from out of state.
