Summer may be winding down in Destin, Florida, but that doesn’t mean the real estate market shuts down with the tourist season.
If you’ve been thinking about selling your home, condo, townhouse, or investment property in Destin, you may be wondering whether you waited too long. Maybe you’re thinking, “Should I just wait until spring?”
Not necessarily.
Fall can still be a very good time to sell real estate in Destin, and there are buyers actively looking for properties along the Emerald Coast throughout the final months of the year.
Real Estate Doesn’t Stop Selling After Summer
There’s a common misconception that almost everyone buys a home during the spring and summer. While those are certainly active months, plenty of real estate transactions happen during the fall and winter.
National Association of Realtors data shows that roughly one-third of existing-home sales occur during the final four months of the year.
That’s important if you’re considering selling a property in Destin because waiting until next spring isn’t automatically the better strategy.
There are still buyers looking right now.
And in Destin, our buyer pool is a little different from the typical residential market.
We regularly see buyers looking for primary residences, second homes, vacation properties, investment condos, retirement homes and properties they plan to use as short-term rentals.
Those buyers don’t necessarily operate on the traditional spring home-buying calendar.
Fall Buyers Can Be Serious Buyers
One advantage of listing your Destin property during the fall is that many buyers shopping this time of year have a reason for being in the market.
They may be relocating.
They may want to purchase before the end of the year.
They may be looking for a second home or vacation property.
They may be investors searching for the right opportunity before the next rental season.
Or they may have simply been waiting for the right Destin property to come on the market.
Whatever their reason, sellers shouldn’t assume there are no buyers simply because summer vacation season has ended.
You May Have Less Competition
Another reason fall can work in a seller’s favor is competition.
Some homeowners automatically take their property off the market after summer or decide to wait until spring before listing.
That can create an opportunity.
If fewer comparable homes or condos are competing for attention, a well-priced and professionally marketed property has a better chance of standing out.
That doesn’t mean you can put any price on your property and expect it to sell.
Those days are gone.
Today’s buyers have access to more information than ever, and they’re paying close attention to price, condition, HOA fees, insurance costs, assessments, rental restrictions and comparable sales.
That is especially true in the Destin condo market.
Pricing Matters More Than the Time of Year
One of the biggest mistakes I see sellers make is concentrating too much on when they list and not enough on how they list.
You could list during the busiest week of the year, but if your property is overpriced, buyers may still pass it by.
On the other hand, a property that is positioned correctly can attract attention even during a traditionally slower time of year.
The first few weeks your property is on the market are important.
Buyers notice new listings.
Real estate agents notice new listings.
Online real estate websites notice new listings.
That initial exposure is valuable, which is why the asking price should be based on what the Destin market is doing today, not what a neighbor sold for two years ago or what you hope your property might be worth next spring.
Destin Is Not a Typical Real Estate Market
This is also why local knowledge matters.
Selling real estate in Destin can be considerably different from selling a house in a traditional suburban neighborhood.
A Destin buyer may be asking questions about:
HOA and condominium fees, special assessments, insurance, rental income, short-term rental restrictions, beach access, flood zones, reserves, financing requirements and whether a condominium is warrantable or non-warrantable.
Those issues can affect both the property’s value and the number of buyers who may be able or willing to purchase it.
A seller needs more than a sign in the yard and a listing on the MLS.
The property needs to be priced, presented and marketed specifically for the type of buyer most likely to purchase it.
Should You Sell Your Destin Property This Fall or Wait Until Spring?
That depends on your property and your personal situation.
There is no rule saying spring is always the best time to sell.
Sometimes waiting makes sense.
Sometimes it doesn’t.
If your Destin property would face less competition today, and there are qualified buyers currently looking for what you own, waiting several months could mean passing up an opportunity that already exists.
Before making the decision, I recommend looking at three things:
What have properties similar to yours actually sold for?
How many competing properties are currently for sale?
And how long are comparable properties taking to sell?
Those numbers will tell you much more than the calendar will.
